PTU Limited (‘the Company’) acts as an agent for the owner of Porth Tyddyn Uchaf, Church Bay (‘the Property’). A binding contract between each and every member of the party (‘the Holidaymaker’) and the Property owner will be entered into upon the Company issuing the booking confirmation.

The booking deposit must be received within seven days of the provisional holiday booking or the booking will be cancelled.

Once a booking is confirmed by the Company, the Holidaymaker is responsible for the balance of the cost of the holiday. This shall be paid 28 days before arrival. If the holidaymaker books the holiday less than 28 days before its start, the full holiday cost must be paid prior to the issue of the booking confirmation. PTU Limited reserve the right to re-let any holiday where the balance outstanding is more than seven days in arrears. However if the Company are unable to re-let the holiday the Holidaymakers will remain liable for the outstanding balance.

Deposits and rental are non-returnable once paid. Holidaymakers are advised to take out adequate holiday insurance to cover losses to themselves or possessions, cancellation costs or travel delays. If the booking cannot be taken up for whatever reason the deposit is forfeit. If the Property cannot be re-let for the same period, then the hirer is held responsible for the full cost of the hire.

In the unlikely event, and where the Holidaymaker is not in breach of the booking conditions, it is necessary for the Company to cancel the holiday accommodation, the Company will refund all monies paid and be under no other liability.

Arrival may be at any time after 4.00 p.m. on the first day of the holiday. Departure must be by 10.00 a.m. on the last day. Please Note: Holidaymakers are requested to observe these times in order to allow for cleaning of the Property between lets.

Except by prior written arrangement no more than six people may occupy the Property.

Holidaymakers must take all necessary steps to safeguard personal possessions. No responsibility is taken for guests’ belongings whilst on site. All vehicles are parked entirely at owner’s risk. Vehicles must be parked only in the area indicated in the site map (as shown in the Holidaymakers’ Information folder on arrival).

No more than three vehicles may be brought onto the site at any one time.

Pets are not permitted on the property at any time.

Holidaymakers must obtain the owner’s permission before bringing visitors onto the site. The owners reserve the right to refuse visitors onto the site. More than six visitors will definitely be refused. Holidaymakers are responsible for the behaviour of their visitors. All visitors entering the Property do so at their own risk. Visitors must not bring pets or vehicles onto the Property.

Holidaymakers should leave the Property in the same condition of repair and cleanliness in which it was found and replace any damaged items. The Holidaymaker must report and pay to the Owner the cost of any damage or breakages made during their holiday occupancy. The owners reserve the right to charge the holidaymaker the cost of any damage or breakage or extra cleaning.

The Holidaymaker must allow the owner and the representative of the owner access to the Property at any reasonable time during occupation of the Property.

Holidaymakers are requested to respect the boundaries of the Property and the tranquillity of the area. The cottage is strictly a no smoking area.

The Holidaymakers’ rights to occupy the Property will be forfeited without compensation if: (a) More than six people and/or pets attempt to take up occupation. (b) Overnight guests are entertained without the Owners express permission. (c) Any activity is undertaken which may cause unreasonable damage, noise or disturbance.

The owner is entitled to repossess the Property at any time.
